A large cleanout — living room furniture plus appliances, or a full garage, for example.

How We Price Jobs

Our pricing is based on volume — how much space your items take up in our trailer. We don't charge by the pound or by the hour. Volume-based pricing is fair because it reflects the actual cost of disposal and transportation.

What's Always Included

Every job includes labor (carrying items from wherever they are in your home), loading, hauling, and responsible disposal. There are no separate labor fees, fuel surcharges, or disposal add-ons in our base price.

What Can Add to the Price

Certain situations add cost: items that require disassembly, specialty items like hot tubs or exercise equipment, extremely heavy items, attic or basement access, or unusually remote locations. We always discuss these factors before starting work.

We come to you, assess the volume and type of items, and give you a firm price before any work begins. You only pay if you agree to move forward. There is no obligation.

How Much Does Hot Tub Removal Cost?

Hot tub removal is a specialty job. Here's what goes into the pricing and what you can expect to pay in North Georgia.

Why Hot Tub Removal Costs More

Hot tubs are large, heavy, and require specialized removal. The shell must be cut into sections using power tools, plumbing must be disconnected, and the resulting debris (shell, insulation, frame, jets, equipment) is bulky and heavy to haul away.

What Affects the Price

Access is the biggest pricing variable. A hot tub on a flat, open patio is much easier (and cheaper) to remove than one surrounded by a fence, on a deck, or in a tight backyard. Other factors: size of the unit, whether the unit is drained before we arrive, and your location.

What You Need to Do Before We Arrive

Power must be disconnected at the circuit breaker (by a licensed electrician if needed) and the unit must be completely drained before our team arrives. Failing to do this adds time and cost.

What's Included in Our Price

All cutting, disconnecting, loading, hauling, and disposal. We leave the area clean. If a concrete pad is beneath the hot tub and you want it removed, that's an additional service we can quote.

Estate cleanouts vary widely in size and scope. Here's how pricing is determined and what a typical job costs in North Georgia.

Pricing Is Always Based on Volume

We price estate cleanouts by load volume just like any other job. The difference is that large estates often require multiple trailer loads, multi-day scheduling, and coordination with family members or real estate agents.

What Affects Estate Cleanout Cost

The biggest factors are total volume, the number of heavy items (appliances, exercise equipment, safes), accessibility (stairs, attic, tight spaces), and the timeline. Rush jobs requiring same-day or next-day completion may cost more than flexible scheduling.

Can You Reduce the Cost?

Yes. If family members claim furniture and items ahead of time, there's less for us to haul. If an estate sale is held first, only the unsold remainder goes to us. The more that can be donated or sold before we arrive, the lower the removal cost.

For large estates, we'll schedule across multiple days. We'll give you a full project estimate after assessing the property in person. There's no obligation, and we don't start until you're comfortable with the plan.

Single-Item vs. Multiple Item Pricing

Our minimum charge is $150. If you have just one item to remove, that's what you pay. For 2 or more items, we price by total volume — so adding additional items alongside your first piece is often very cost-efficient.

What Makes Furniture Removal More Expensive

Solid wood furniture is heavy and takes more effort to move than particle board pieces. Items on upper floors or in basements take more time and labor. Very large pieces (sectionals, California king beds, heavy armoires) take more space in the truck.

Donation vs. Disposal

If your furniture is in excellent condition, we'll route it to local charities rather than disposal. There's no price difference for you — we handle the donation as part of the service.

Why Appliances Cost More to Remove

Appliances are heavy, bulky, and often require special handling. Refrigerators contain refrigerants that must be handled per EPA regulations. Many appliances require two-person teams and special equipment to move without damaging floors or doorways.

Refrigerant and HVAC Rules

Refrigerators and air conditioning units contain refrigerants that require certified handling. We follow all applicable regulations when disposing of these units. This is factored into our pricing and is not something you need to manage separately.

Appliance Recycling

Appliances are highly recyclable — steel, copper wiring, and other metals are valuable materials. When possible, we route appliances to recycling facilities rather than general disposal, which reduces environmental impact.
